This video was recorded during a 1 year builder warranty inspection and shows multiple defects on a new roof. This home was already inspected two times by two different inspectors. First at the pre-drywall stage and second just before closing. Following the advice of her neighbors, this home owner contacted us to perform the 1 year warranty inspection for a third opinion. She was hesitant at first because she already had two inspections done on the home and ours was about $100 more than the previous inspection. After the inspection she was grateful she did choose us because these multiple roof defects would have been the source of significant leaks a few years down the road, long after the 1 year warranty had expired. There were also several other concerns noted elsewhere in the home that would have costs thousands to repair outside of the warranty.

If you're thinking this home is an outlier, you would be incorrect. I would estimate that well over half of the newer homes that I inspect have at least some of these roof defects. Getting a thorough home inspection performed on your new home is money well spent when you hire the right professional to do the job.
