Possible Hidden Dangers When Buying A Home - Previous Water Leaks

When looking for a home, one of those things that you're always worried about is what kind of hidden things are there about this home that I'm not aware of or things that I should really be concerned about. So one of the biggest ones is water damage and mold damage. It's bound to happen. It's very common to have houses with previous water leaks or water intrusions, and those should be disclosed in the seller's disclosures and then addition to that, if there was an insurance plan, it'll show up on their claims history. So that's something we always request as well as a loss history report from the insurance standpoint. So what we're looking for though is, the water leak itself doesn't concern us, mold even doesn't concern us as long as it's been handled properly. So this is a good example of how it should be handled properly. This was professionally mediated by a company that specializes in water remediation.

There was actually a mold in this case, and what you want to see is pictures. You want to see pictures of before, during, and after the whole process. You want to see documentation as well from the company who performed the work, as far as what they did, what they did to remediate it and then lastly, you want to see a mold test. And that's what we did in this case. We have a mold test taken as well. So from a buyer's perspective, for us, it wouldn't cause any concern unless some of those reports were incomplete, unless we felt like we were being misled by seller and unless we didn't like the documentation that was provided, whether it was an elevated level of mold, whether it appeared to be poor craftsmanship, those are the kinds of things we're looking for. But as long as it is remediated properly, repaired correctly, for us, it's really not that concerning. So here's an example right here, though, we're halfway through remediation process and in the end, when this is repaired, it should be something that you don't even notice visually when you come in and take a look at the house.
