What is an ADU?
An ADU is an accessory dwelling unit. It's a secondary house that's located on the same property as the primary house.

What categorizes a structure as an ADU?
It's a secondary structure that's located at the main property. It also has to be a complete living facility that's separately contained.

Does the owner need to live in the ADU?
It will depend on the jurisdiction. You can also have multiple ADU's

What is the minimum and maximum size of an ADU?
The minimum size of an ADU is around 200 square feet and the maximum is 1,200 square feet.
A nice ADU that is on the smaller side will be about 500 square feet.

What are the design considerations of an ADU?
An ADU must have a separate entrance from the main property and has to have adequate parking. In addition, the design of the main house and the ADU should be similar.

What are the pros and cons of an ADU?
The pros of an ADU is that you will have rental income or a private space for additional family members. Also an ADU will increase your property value.

The cons of an ADU is that it takes up a large portion of your yard. In addition, you will have to live with somebody else on your property. Finally, it cost money to build an ADU.

How much does an ADU cost?
The price of an ADU will depend on the finishes that you choose and the type of architecture. It can vary quite a bit. However, some ballpark cost are $200 per sq. ft. on the low side to over $600 per sq. ft. on the high side. Most ADU's are $350 to $400 per square foot.
Some additional considerations that will determine the cost of an ADU are the region it's built in and the site considerations of the lot.

Is the cost of an ADU less than the increase in property value?
In most instances it's profitable to build an ADU.

Is there a maximum amount of bedrooms allowed for an ADU?
There is not a maximum number of rooms. It would be difficult to fit everything into an ADU that's greater than four bedrooms. Most ADU's are 1, 2, or 3 bedrooms.
