Thinking of selling a condo? This video walks you through tips and tricks to when it comes to selling a condo and how to prepare the condo for sale.

Overview:
This condo had been rented out for the past few years. There had been some cosmetic repairs that were needed along with some minor deferred maintenance. In addition to the repairs, we also needed to evaluate the market to see what upgrades and updates were needed, and which would not be a good ROI.

The following items needed to be repaired/replaced: replace broken door stops, install missing blind wand, replace broken shower seal, install a new light fixture in the bathroom, repair window sash, repair portion of damaged laminate flooring and we needed to install new light fixtures in the entranceway, living room and dining room.

In addition to those repairs and replacements, we also painted the entire condo. The paint color is Passive Grey by Sherwin Williams.

The total cost for the repairs and updates came to $4,650.

We, The Battle Group with Century 21 Redwood Realty, pay for staging for all of our listings. We make cosmetic recommendations for our sellers that sellers are responsible for paying. The staging costs came to $2,514.80.

What we did not recommend were:
- Renovating the bathrooms
- Installing new countertops
- Installing new washer/dryer
