Should you accept a cash offer for your home?

If you are watching this video or reading this article, then you are likely thinking of selling your home and are considering a cash offer from an iBuyer or investor. The simplicity with which the internet has made virtually all shopping experiences, is quickly making its way to the real estate world.

How should you sell your home?
With this little exercise, you will be able to definitively decide whether to sell your home to a cash buyer, or seek other methods of sale.

Ask yourself the following questions:

Are you under the gun for time? Must you completely sell your home in the next 30-60 days?
If the answer is yes, then your best option is to reach out to a Cash-Buyer company. Even within this realm, there are multiple options to help you get the most money possible from your sale.

Do you owe more on your home than it is worth?
If the answer is Yes, then you should consider a cash-offer buyer. There are multiple creative financing options for you that are much better than a short-sale or foreclosure.

Is the home in such bad shape that only an investor would buy it?
This is often the case for inherited homes, or rentals after bad tenants have left. If the home is in such a condition that only a flipper / investor is going to buy it, then you are often better off selling directly to the investor. If you list with an agent, then you are only going to sell to the same investors anyway, but this time you are paying agent commissions.

If you answered “NO” to the above questions, then I want you to sit back and close your eyes. You are going to ask yourself some questions and I want you to record your “gut” feelings to each. Just like when you were in school, don’t change your answers!

What is most important to you regarding this sale: Convenience or Money?

Does the idea of making your home clean and available for showings multiple times in a week or month make your skin crawl?

Does the idea of a sign in front of your home alerting all of your neighbors that you are selling bother you?

Do you mind having interior pictures of your home posted on the internet for the world to see?

Are you embarrassed to have your neighbors and strangers walk through your home and see all of your personal belongings? Or see how old your kitchen and bathrooms are?

Does the idea of negotiating the sales price and / or repairs for your home bother you?

Does waiting 2, 3, or 4 months to close and move bother you?

Now quickly decide!

Sell traditionally with an agent or FSBO, OR sell to an investor and you won’t have to deal with any of the above, even if it costs you some money.

Your gut response is almost never wrong. Don’t let anyone, family, friends, agents, or investors tell you that your decision is stupid or wrong. What seems right to them is not necessarily right for you. The decision you make for you, that solves your problems and alleviates your worries, is the right decision!
