Unfortunately, roof repairs usually don't come with guarantees. Most roofers doing repairs may say the roof is guaranteed, and they probably mean that it's guaranteed not to leak from where they made the repair. However, that's not entirely accurate, and they often fail to communicate this clearly. What they're really trying to say is that while the repaired area is guaranteed, if the repair doesn't address the actual source of the leak, they can't be held responsible—and you'll be charged for further visits to try again.

Let's be honest, how many times is a roofer going to come back to try and repair a leak under a guarantee? Most roofers haven't charged enough in the first place to cover multiple visits. If they're called back two, three, or even four times, it becomes impractical, and the situation starts to break down.

The real issue is that roofers aren't always clear about this, but it's also about setting realistic expectations with customers. Finding a leak in a roof can be extremely challenging unless it's an obvious issue. In most cases, it requires a process of elimination—trying one solution, then coming back to try again if the leak persists. The goal is to narrow down the possibilities until you can pinpoint the problem.

This approach is often cost-driven—you start with the simpler, more affordable fixes first. If those don't work, it might ultimately require a complete strip of the affected area of the roof and starting over. Unfortunately, that's not always what customers want to hear.
