Pro#1 If you have to remember one thing about Monrovia, its this. Old Town. It is the heart of the city is why its our first pro. You’ll find historical buildings, an American underlying theme, boutique shops, luxury living, and an assortment of restaurants, bars, and cafes. Any events or things happening around the city and more than likely it will be in Old Town. Its a unique feature that not many cities have. It reminds me of those towns in old western movies But in a modern 21st Century version. So our first pro is Old Town Monrovia.

Pro#2 Walkability is a big plus in Monrovia. We are going to look at a website ranks exactly that. [walkscore.com](http://walkscore.com) Monrovia has a Score of 62 overall, which isn’t necessarily a good score, but if you live in or around Old Town, the data changes and that score jumps all the way up to 86. Its extremely easy to get around the city when you are centrally located because almost everything is within a mile distance. You have a big shopping and restaurant center in the North along with City Hall and The Library, boutique shops and things to do littered around Myrtle Ave. A pleathora of Condos and Townhomes right off Myrtle Avenue. In the South End of Old Town, you have The Metro Gold Line can take you to Azusa or into East Los Angeles. All of this located within a miles distance. So, as long as you’re centrally located, Monrovia is an easily walkable city.

Pro #3 Last but not least is the Community. What you’ll find in Monrovia is alot of friendly faces and people in the city. Old Town is made up of mostly mom and pop shops, so you can really get immersed in the community and know the local people. The Friday Street Fair and Farmer’s Market is just the cherry on top, it really shows off the local vendors, theres even a petting zoo and pony rides for kids. n Often times driving around the streets of Monrovia, you’ll find residences sitting on their porch and waving hello to passer-byers. Especially those 1920’s craftsman.

Con #1 is the Home Prices. In a way this could be a pro too, but for this video we’re looking at it as a barrier to entry. Home Prices are high, especially compared to its cheaper city counter parts to the east and south such as El Monte, Azusa, Covina, West Covina. The Median Estimated Home Value in Monrovia is $1.01M to be exact, so if you are looking to own a home, be ready to shell out some money.

Con #2 is Wildlife which is really active in Monrovia. This Mostly Affects the Northern End of the City. So, if you are thinking about moving to the city, and have an extreme phobia of coyotes, mountain lions, or bears, then maybe find a place near the southern end or avoid Monrovia overall. Its not uncommon to see bear & Coyote sightings. I see a few bear sightings a week on the city and local facebook forums. Coyotes are common as well all throughout the SGV. Mountain Lions are a rarer occurrence, but we do see them sparingly.

Con #3 Night Life. Next Con is the Night Life, or to be clear the non existence of it. if you’re looking for night clubs or late night bars, Monrovia doesnt have too many options. Theres only a few breweries and bars that open late such as the Pour House and London’s Pub on Myrtle Avenue, but other than that its pretty quiet. So for you late night Owls out there, keep that in mind when you’re moving to the city.
