What’s a good CAP rate? 🤔
1. CAP rates can vary greatly depending on the area and the condition of the home. Also, your goals for the investment property will help determine if your focus should be more on appreciation or cash flow 💰
2. Avg SoCal CAP rates in High-End Areas 3.3%-3.8% (ex - Newport Beach), Good areas Avg CAP 4.2%-4.8%.
3. Generally I like to look for an investment property with a CAP rate of 5%+ - They are much harder to come by but you can still find them 👍
