Making basement or not is a difficult decision but i will put it other way. Why should we not make a basement. People give lots of reasons of not constructing a basement and the foremost is that there is seepage in the basement or there is smell there if not build properly. The same is true if ground floor or first floor of the home is not constructed properly. There are very good solutions available in the market for constructing basement now so if you construct it properly, you will not face these problems. The process of constructing basement in any size of your house should be right. You can make basement in 5 marla, 7 marla, 8 marla, 10 marla, 12 marla, 15 marla, 1 kanal, 32 marlas and even 2 kanal houses. For 3 marla house, it is normally too small and basement is not recommended.
Following the the things to consider in your plot when considering a house whether you should make a basement or not.
1. If the plot is expensive, make basement but otherwise don't. Basement almost costs Rs. 1 million per marla. The good price to basement on your plot is that it should be anywhere between Rs. 12 lacs per marla to Rs. 15 lacs per marla. For larger plot size the recommended plot price is Rs. 12 lacs per marla and for smaller plot size the recommended plot price is Rs. 12 lacs per marla. If the price is higher, buy a larger plot after selling this plot.
2. Deeper plots do consider making a basement and for shallow plots, don't make basement. The cost of making foundations from natural ground level for a 5 feet deep plot is Rs. 2 lacs for 5 marla, 4 lacs for 10 marla and Rs. 5.5 lacs for 1 kanal.
3. If your wishlist or requirements are fulfilled, don't make basement but if they are not fulfilled, do make a basement.
4. If you have funds for basement, you can make one but if you don't have funds for the basements and you are only making it due to peer pressure, don't make it
5. If there is culture of constructing basement, do make one and if there is no culture of making basement in that city or housing society, don't make it.
6. Japanese mindset vs. Pakistani mindset effects your decision of basement. If you have Japanese mindset that you go in detailing and don't go for juggars and also focus on Quality Control, do go for basement but if you are driven by or prone to juggars, don't make basement.
7. If you are convinced on making basement do make it. I won't recommend you constructing basement in your house if you are only doing it because of family pressure or peer pressure.
8. Medium to large sized plots are recommended for basement whereas very small plots or very large plots are not recommended for basement. I would recommend making basement in 10 marlas to 30 marlas plot. Any plot smaller than that is not recommended for basement and any plot larger than it is also not recommended for basement. 2 kanal house is a 50-50 though
9. Larger families can think of basement though smaller families should not. You can consider your future considerations in this decision though.
10. If you get better ROI in rental or sale, consider it otherwise don't
