Understanding the measurements of a property deed can be confusing. It isn't too bad once you convert the DEED headings into normal compass headings. I needed to find a neighbors pin to confirm where my property started because my deed references one of his pin locations to start from.

Explanation of DEED headings & measurement vs a Compass heading
From my Deed convert North 50 degrees 49 minutes West (N 50° 49' W) into a compass heading, we follow this process:
Breakdown of N 50° 49' W:
N: Start from North (0° or 360°).
50° 49' W: Move 50 degrees and 49 minutes towards the West, measured counter-clockwise from North. (If it was 50 degrees EAST you would turn clockwise)
In compass terms: North is 0°. West is 270°. South is 180° East is 90°
To calculate the opposite heading: Starting from North (0°), you turn 50° 49' towards the West. This is equivalent to moving Counter-clockwise from 0°.
So, you subtract the angle from 360°: 360° − 50° 49′ = 309° 11′

Final Compass Heading: NW 309° 11'
This is the azimuth or bearing that corresponds to the deed direction North 50 degrees 49 minutes West.
