Different video here right now. Instead of plane videos, I go back to publishing videos about Asian areas in Melbourne (this one was long overdue). So Box Hill in Victoria is basically like going to Chatswood, Burwood (NSW), or Hurstville back in Sydney - gives the same vibe as it's the largest Chinese community in Melbourne - this time round with a more mainlander vibe. Whereas Glen Waverley gives a more Malaysian Chinese vibe.
To be honest, they have the best Bak Kut Teh outside of Malaysia. You should go there and see for yourself. "Bak Kut Teh King Box Hill" - check it out and see for yourself. It's a little pricey but it's definitely worth it.
AFAIK, property in Box Hill definitely costs less than that of Glen Waverley, especially apartments - 2 bedroom apartments going for $500K in Box Hill - the same can only get you one bedroom in Glen Waverley.
