What is steering in real estate? How does real estate steering affect clients and neighborhoods? Real estate steering, also known as "racial steering," is when an agent or broker guides a prospective homebuyer to a neighborhood or area based on their race.

Steering became illegal when the Fair Housing Act was enacted by the Civil Rights Act of 1968.

In today's real estate industry, steering is still used by agents whether intentional or not.

To overcome this, real estate agents must become aware of this form of discrimination and understand how they can avoid it while working with the homebuyer.

Homebuyers are entitled and empowered to make their own decisions on where they want to live. Their race or religious preference does not dictate the whereabout they can or cannot live. So, real estate agents should understand and communicate with the homebuyer to fully understand where they would like to purchase a property.

Creating neighborhood parameters and functional needs of the client will help you choose the best property.

To find the best property for your homebuyer, you will have to build a connection with them that's more than skin deep.
