I've been managing condominium units for short-term guests or Airbnb's for a few years now. I got started on this on my own condo unit when after the building's developer, New San Jose Builders, turned over the unit to me, I realized that it was a pretty expensive upkeep to maintain the condo and keep paying my mortgage. Putting the condo up on Airbnb was the perfect way for me to stay afloat with the expenses and at the same time, still let me enjoy the then brand new condo. This experience let me get started on with Airbnb accidentally and it wasn't long until I was confident enough to offer to friends and family the same service for their own condo units. Eventually, I even started to prospect outside Metro Manila and I put up a no-frills accommodation in the beach town of Port Barton, Palawan as share in one of my first videos:    • PORT BARTON: BUILDING MY BEACH AIRBNB...  .

But the main bread and butter remained in Metro Manila a Is operated a handful of condo units. This experience over the years has gotten me very familiar with the top condominium developers in the Philippines to say which real estate developer is accepting of short term guests or Airbnb's and which of those who outright reject and forbid it.

What I've come up with is a scale --- a rating of 1 to 10 as I try to give the most popular condominum developers in the country a score that fits their Airbnb-readiness. This isn't a countdown but rather just giving the developers a score: 1 as being a highly unlikely to let you operate your condo unit as an Airbnb and all the way up to 10, almost representing a guarantee that you will not encounter problems in operating as an Airbnb.

These are last year's RATINGS:

Let's start with those real estate developers with the rating of 1, where it's highly unlikely that you can Airbnb. For the rating of 1, these would be Rockwell Land, Ayala Land Premiere, and Alveo. These developers have positioned their properties as highly exclusive to actual homeowners and long term tenants only. Admittedly, I do come across some of their properties every now and then. So while not impossible, it's highly unlikely to Airbnb your prospective condo unit here. You'd probably have to pull some strings and even then, is probably not worth the trouble.

We jump immediately to the rating of 4. While still unlikely to be able to have your condo running as an Airbnb, you have increased odds based on my own experience and research. With the rating of 4 would be Avida and properties from Robinson's Land Corporation.

Moving on to the rating of 5, where you're increasing your chances and probably at a 50/50 probability, here we have Federal Land where I've had some experience in hosting a property. Federal Land is part of the George Ty group with Metrobank as its sister company. While also positioned high end especially for their Park West developments in the northern tip of BGC, Federal Land is quite tolerant of Airbnb's in their properties as long as you follow their protocols and requirements.

For the rating of 6, we have two real estate companies. Here you are more likely to be able to operate your condo as an Airbnb. The first would be SM Development Corporation or SMDC. While SMDC is accommodating of Airbnb's, it is not easy to work with them as they are stringent with their rules and policies. They are quick to charge and apprehend violations so while accommodating, I wouldn't recommend it. Also with a rating of 6 is DMCI. In truth, I see DMCI a lot in Airbnb but have not operated a unit myself so I may be lacking a full perspective here.

For a rating of 7 with increased likeliness to do Airbnb would be Megaworld and Vista Residences. Megaworld is accepting of Airbnb's amongst their township developments such as Newport City, McKinley Hill, and Eastwood City. For both Megaworld and Vista, my experience as an Airbnb host has been generally positive.
