About Fairway Villas
The concept of developing a residential community with a golf course in the Bethany Beach area began in 1982. The property now known as Cripple Creek Golf and Country Club had long been owned by the Clarence Holt family. The land produced strawberries, winter wheat and Delmarva’s most abundant livestock-chickens. In earlier days, a small lumber mill was in operation directly across from what is now the Club entrance. In 1983, the original 142 acres for the Cripple Creek project, were purchased from Bay Colony.



On June 14, 1983, ground was broken for the front 9 of the golf course. Originally planned as a townhome community, construction was begun on Cripple Creek Drive, Carnoustie Drive and Turnberry Drive with 2 and 3 story units. In 1986, the back 9 was completed and the pool and tennis courts were added in 1988. With requests for single family homesites, the remaining land was re-platted into 90 lots and released for sale in 1989. The lots surround the golf course and overlook ponds, marsh, lagoon and views of the Indian River Bay.


The townhomes and single family homes are governed by separate associations, with the single family home association known as the Fairway Villas Property Owners Association. Our association dues are currently $250/year, which covers our private roads and street lighting. There is no Club initiation fee for lot owners and different memberships are available to join the Club. Note, you do not need to join the Cripple Creek Golf and Country club to purchase property or homes in the community.
