Next comes 3 bedroom 3 Toilet, D-series. It has a total of 4 types from D1 to D4. From this series onwards all the bigger dimension flats are having an additional service room. It can be used as an office space or a maid room. As it has a separate entrance, movements will not need to go via the flat. Also this comes with its own attached washroom. The connectivity to the flat is via utility and kitchen. So maids can enter the kitchen without disturbing you and finish their job. Also you can restrict their access to the rest of your flats by locking the kitchen door.

Let's start with D1.

According to my analysis, D1 is the best option to buy in Prestige Lavender Fields. It is available on the West side of Tower-03 and Tower-06. The units in the Tower-6 will be premium priced as their balconies are opening towards the garden. As the west side of the entire property is covered with green fields, units in Tower-3 also will get a good greenery view and ventilation. All the units will get good sunlight in the evening all over the year.

It comes with an East facing entry and East-faced cooking. Vaastu compliant. You get a very good foyer with privacy. People at the door cannot peek into your living. Also you get a good amount of space after the door for doing a better decoration. You get 22 by 17 living. There is a small additional space with your dining. Instead of doing your crockery unit there, you can move it here. So the front facing side can be a crocker unit and the back side you can use it as a storage unit.

You can do a full length wardrobe in the third bedroom’s east wall and keep your bed at the north west corner. You get a corner window in the third bedroom which is good for sunlight and ventilation. Also you can make the washroom attached with the third bedroom by provisioning the washroom door this side.

You get a total of three balconies all facing the west side. One from the living, one attached to the Master bedroom and one attached to the second bedroom. No buildings to cast shadow to your balcony. Among the three balconies, the one with the second bedroom is tucked-in. It gives very good privacy if you want to have fun on a Saturday evening.

One major point I want to mention here is the carpet area. You are getting more carpet area for the sale area. D1 is cheaper than D2 as D1’s sale area is less than D2 but D1’s carpet area is more than D2’s carpet area. I don't understand how Prestige left this detail.

The disadvantages are, there is minimal wastage at the entrance of the master bedroom. The additional room is just 7 by 7. If you are letting your maid stay here, you need to find a bed that is just 7 feet in length.

D2 is available in the North-east corner of tower-5. In the brochure, it is wrongly mentioned as tower-6. Hope it will be corrected in the future. You get a lengthy balcony connecting both dining and your master bedroom. You’ll get ample sunlight in the morning most of the time in a year.

You can do a length wardrobe on the longer side of the Master bedroom. You can do a full length wardrobe in both the second and third bedrooms. So storage wise you don’t need to worry most.

You may get the common washroom attached to the third bedroom by provisioning the door here. There are no wastages in the room entrances. You get a parallel kitchen with east faced cooking.

Disadvantages are the foyer is unnecessarily long. It doesn’t give much privacy, also you can’t do any decoration in this space. It is just a wastage in the carpet area. It is a west facing flat. This additional wall may affect the sunlight of the utility area. Though the sale area of D2 is greater than D1, the carpet area is 15 square feet smaller.

D3 is available in the north east corner of Tower-5. It gets ample sunlight in the evenings throughout the year. Also the main balcony is opening towards the east. So you get good lighting and ventilation into your living. The other balcony in bedroom-2, opens towards the club house and the garden. You’ll get a very good view from here.

You get a private corridor where you can keep your shoe rack. You can do a massive 20 feet lengthy wardrobe in the master bedroom. You can make this area as a dressing table. There is a wastage area at the entrance of the master bedroom. This can be used to set up a rafter display unit. You can have an attached washroom Bedroom-3 by provisioning the washroom dore here.

The disadvantages, whichever room you take, you can’t have both attached toilet and balcony. The maid room is bigger but you cannot place your bed on the longer side. So, you’ll get a hard time finding a sub 6 feet bed. Bed to washroom distance in the master bedroom is more. The utility area doesn’t get sufficient sunlight.

D4 is available on the west side of tower 5. So you get evening sunlight all year. You get an east entrance and east faced cooking.You get a private corridor. You can minimally decorate the side wall of your Foyer.
