Prestige Park Grove, the upcoming Luxury project by Prestige is coming up in the Kadugodi area.This area has seen a lot of development in recent years. After the metro purple line’s extension till Kadugodi, the connectivity improved a lot here. This new launch by Prestige will again boost the value of this locality.

This particular area where the Prestige Park Grove is proposed is already filled with multiple residential projects like Sterling Villa Grande, Sandeep Vihar, 10 Downing Ardentale, Chaithanya Samarpan, etc.,.

The recently completed Godrej Splendor is going to be an immediate neighbour of Prestige Park Grove. If you remember, there was a demolition order issued for Godrej Splendor and later Godrej managed to revoke it and deliver the project. Prestige Park Grove is also coming over the questionable Lake overflow extension. I believe that Prestige has done sufficient due diligence not to get into any controversy. Also I believe that BDA officials wouldn’t take another risk just in two years as the first one has backfired. This side is left for open garden space by Prestige. Maybe it is a safety measure.

This project is proposed in 78 acres of land consisting of both apartments and villas. From the proposed map I can see 8 buildings consisting of 17 towers of apartments ranging from 23 floors to 41 floors. And there are 88 villas. Villa numbers start from 09 as 1 to 8 goes to the apartment buildings. In the master plan you can see a CDP road separating apartments and villas. This CDP road is accessible to the general public. So the villa project has its own private entrance and exit. As the road doesn’t lead anywhere, mostly it will be a privately used road.

There are two club houses, Central Park Club in the middle of apartments and Club Bellevue for villas. There is a skywalk connecting Club Bellevue with the apartments. The clubhouses and amenities will be accessible for both the apartment and villa societies with an additional club membership cost.

I didn’t receive a detailed list of amenities. Similar to other Prestige projects, you’ll get all world-class amenities in top qualities. There is this big land area mentioned as Government Land Kunte. It is government land which can’t be used by Prestige. Also as this project covers the land on all four sides, no-one else can use this land either. So Prestige decided to make greeneries in this land and fence it to be inaccessible.

They are coming-up with a big building the size of a clubhouse mentioned as PEACE. PEACE is nothing but PErformance and Art CEntre where you get space for conducting art works like dance, music, pottery, etc.,. Once the project is officially launched, I’ll do a video on the amenities.

Prestige Park Grove is planned with 3627 apartments and 88 Villas. The distribution is 50% apartments are 3BHKs, 30% 4BHKs and 20% 1 and 2BHKs. Prestige started taking “Expression of Interest'' a month back. As of now Villas and 2BHKs are over-subscribed. So during the time of launch both villas and 2BHKs will be almost sold out. Thus when you want to make your booking officially after launch, you won’t have any time to understand and compare different options. You should have the details beforehand. That's why I’m covering 2BHKs first in this video.

Now let's see the 2BHK floor plan and their location advantages in the project. 2 BHKs in Prestige Park Grove are referred to as Type-B. There are 5 types - B1, B2, B3, B1’ and B2’. All have one attached and one common toilet. These 2 BHKs are available only in Tower-12 and 13. So apartments are having balconies opening towards north and south. North balconies will face tower-10 and 11 with some garden space between. South facing balconies will open to outside of the project, facing the Villas. As south facing balconies bring sun in winter and avoid it in summer, added with a good view, you should prefer 2BHKs with south facing balconies.

I want to mention two important things first. One. None of the 2-BHKs have a window in their kitchen. So definitely there is a question about sunlight and aeration in the kitchen.

Two, the balconies are longer in some floors and split in other floors. When I checked with Prestige, they said that it is only for elevation purposes and there is no functional use in this design. One major disadvantage of this design is, anything falling from the shorter balconies will fall on longer balconies. It is going to create a lot of fuzz among families. So people will start having shades above their longer balconies which will kill the purpose of the good looking elevation. And dirt depositing on the shades will make the balconies immediately above.

So all the three types have their own pros and cons. So there is no single best unit. You should choose the right unit based on your preferences.
