In this video, an expert exam trainer will review questions you should expect to see on the exam. This is a quick and easy way to test your study skills and see how you might do on the real exam.

The exam comprises two sections — a national portion that’s meant to test you on general knowledge of real estate and the industry and a Mississippi-specific section on the state’s laws and guidelines.

Here are some topics you will come across in the national portion of the exam, with the percentage of questions you can expect from each topic:

Property ownership: 8%
Land use controls and regulations: 5%
Valuation and market analysis: 7%
Financing: 10%
General principles of agency: 13%
Property disclosure: 6%
Contracts: 17%
Leasing and property management: 3%
Transfer of title: 8%
Practice of real estate: 13%
Real estate calculations: 10%

Here are some topics you will come across in the state portion. The number of questions you can expect per topic is written in front of each topic:

Powers and Duties of the Real Estate Commission: 4 (10%)
Licensing Requirements and License Maintenance: 4 (10%)
Property Condition Disclosures: 4 (10%)
Agency Disclosure and Duties to Parties: 8 (20%)

Broker Responsibilities, Including Supervision of Sales Associates: 6 (15%)

While the majority of the questions will be focused on general topics, each section is equally important! That’s why understanding the breakdown between sections can help you prepare and focus your studying efforts.
