So, when is it best to sell your house? The answer is determined by two factors. #1 is your house, and #2 is your market. Allow me to break it down for you and assist you in determining the best way to sell your Santa Clara home.

We are accustomed to a fast-paced real estate market in Santa Clara, with an abundance of buyers and, more often than not, limited inventory.

Home Inventory, or the number of homes for sale on the market at any given time, is one of the major factors contributing to the slowdown. When there is a shortage of available homes, we often see multiple offers and rising home values. As inventory grows, we see fewer offers and the rate of appreciation slows. If home inventory reaches certain levels, we may see a shift in the market in which homes take longer to sell, potentially leading to price reductions and a market correction.

Home Inventory In Santa Clara
The Santa Clara real estate market, like all markets, is cyclical. The number of homes for sale is lowest at the start of the year. Inventory rises as the spring season approaches. Spring is traditionally a busy season for real estate transactions. The inventory of available homes for sale increases in the spring compared to the beginning of the year, and some of the best homes in Santa Clara sell in the spring and summer. By summer, there is a noticeable slowdown in the market, with fewer offers and prices not increasing as quickly as they did earlier in the year.
In general, the inventory of available homes for sale peaks in August and September.

As we approach the holiday season, inventory typically begins to decline in the fall. With fewer listings coming on the market in November and December, inventory reaches its lowest point of the year. When the market tightens in the winter, with fewer homes on the market, we see an increase in the number of multiple offers on listings. And the cycle continues.

Should you Sell your Santa Clara Home in the Spring/Summer?
Spring is an excellent time to sell in Santa Clara. Prices in the bustling late Winter market are typically at all-time highs. It may also be more convenient for you to sell your home in the spring, with summer only a few months away. However, keep in mind that Spring has some of the best homes on the market. If your home needs work or are in a bad location, it might not sell as well in the spring as it would in the late winter months when inventory is lower.

Should you Sell your Santa Clara Home in the Fall?
The Fall can be a welcome change from the late Summer real estate market slump. Inventory levels begin to fall as we enter the fall season and the month of November. If you can wait until the new year, when inventory is extremely low and buyer attitudes have shifted, it may make more sense and be more profitable.
