With two new City of Toronto programs to create more housing (Multiplex Housing and Laneway Suites), 206 Donlands Avenue is a real estate goldmine!

1. It's in the city, just steps to the TTC Subway Line 2 (Donlands Station)
2. Wide 28.17 ft lot (by 100.00 ft deep) allowing for 3 car parking in the laneway
3. There's a laneway, you can build a house in the back
4. Add a second storey addition and add 1-2 more rental units

That's potentially 5 units you can create, as of right, without having to re-zone the property. Just go straight to building permits for the laneway house.

In the meanwhile, keep it rented out as a renovated duplex, or live in one of the units.
